From First Meeting to Move-In
Building a home should be a fun, exciting process. Here's what to expect when you build with Bremer Homes.
Step 01
Meeting
First, we get to know you.
We’ll sit down with you one-on-one to learn about your wants, needs, budget, lifestyle, and vision for your new home. This allows us to create a home that is truly designed around you and your family.
Designing the perfect floor plan.
The initial design and meeting process typically takes about 4–6 weeks. Once we have an initial floor plan sketched out, we’ll meet with you several times to review, refine, and make adjustments until the layout feels just right. Our goal is to make sure every space works the way you want it to.
Choosing the details.
Once your floor plan is exactly where you want it, we’ll move on to the fun part—selecting the finishes and details that will make your home uniquely yours. We’ll discuss everything from flooring and cabinets to countertops, fixtures, colors, and other finishes. Using your selections and input, we’ll put together the most accurate construction price possible.
From plans to reality.
Once you’re comfortable with the final price, we’ll prepare the contract for your bank and the closing process will be scheduled. Once everything is finalized, the fun really begins—we break ground and start building your new home!
Our goal throughout the entire process is to make building your home exciting, personal, and as smooth as possible from the first meeting to move-in day.
Step 02
Design
Once we move into the design phase, we’ll work together to explore the colors, finishes, fixtures, and details that will make your home uniquely yours.
Pictures really are worth a thousand words! Start saving, pinning, and tagging photos of rooms, finishes, colors, and styles that catch your eye. Houzz and Pinterest are both great resources for gathering inspiration and helping us understand the look and feel you’re drawn to.
We’ll begin with the exterior of your home and work our way inside, making selections one step at a time. The design process is divided into several meetings, giving you plenty of time between each one to review your options, think things over, and make decisions without feeling rushed.
Our goal is to make the design process exciting and enjoyable—not overwhelming! We’ll guide you through each selection, answer your questions, and help you understand how all of the pieces come together.
Before anything is ordered, we’ll give you time to review your selections and will confirm each choice with you. This ensures that everyone is on the same page and that your home is coming together exactly as you envisioned.
Step 03
Build
Once construction begins, the building process typically takes 6–9 months. Throughout the entire process, you’ll work closely with Josh, who will be there to answer questions, provide updates, and make sure your home is being built to the standards and vision we established together.
There are four main phases of construction:
1. Foundation
The first step is preparing the site and building the foundation of your home. This includes excavation, footings, and the concrete foundation. This phase can be especially dependent on weather and site conditions, but it is an important first step toward building a strong, quality home.
2. Framing & Mechanicals
This is often one of the most exciting stages because you’ll see your home take shape quickly! As the walls go up, you can begin walking through the rooms and getting a feel for the spaces you’ve been dreaming about.
Once framing is underway, the mechanicals are installed. This includes the rough-ins for your heating and cooling, plumbing, and electrical systems. While this stage may not be as visually exciting as framing, these systems are essential to the comfort, functionality, and performance of your new home.
3. Drywall, Trim & Paint
This is when your house really starts to feel like a home. Once the drywall is installed and finished, interior doors and trim are added, bringing character and personality to each space.
Then comes paint! This is where the colors and selections you carefully chose during the design process really begin to come together, and you’ll start seeing your vision become a reality.
4. Finals
The final phase is where all of the finishing touches come together. Flooring, cabinets, countertops, light fixtures, plumbing fixtures, hardware, and other details are installed, transforming the house into your finished home.
As construction nears completion, Josh will meet with you at the home for a final walk-through. Together, you’ll review the finished spaces, discuss any final details, and make sure everything meets your expectations before you move in.
Step 04
Move-In
Building a home is a big process, but you won’t go through it alone. We’ll be there throughout each stage to guide you, answer your questions, and keep you informed as your new home comes to life. Before you know it, you’ll be turning the key and walking into the home you helped design from the very beginning.
After your final walkthrough, it's time to move in. One year later, we'll follow up to make sure you're still 100% satisfied. We can't wait to welcome you home!
